1. What is a Hotel Condominium?

A Hotel Condominium is a fully furnished turnkey residence within a full service hotel property. The owner of the residence has full access to the hotel services with the ability to depart of a hotel management program that allows the hotel to utilize the residence as part of their ongoing hotel operation. This a fee simple purchase of a deeded condominium residence. As well, you will own all the furnishings, fixtures and equipment in the residence. 2. What hotel services and amenities are available to owners?During your stay, all hotel services will be available to you. This means you will have access to everything from in-room dining to our luxurious spa with pool and steam facilities. You may also enjoy fine dining in our five star restaurant and bar. As well, we also provide housekeeping and evening turn down service, garment care, valet service and a professional concierge to arrange anything from theater and airline tickets to dinner reservations. 3. Are there any restrictions on my ability to reside in my residence?

If you do not become part of the Hotel Management Program, there are no restrictions on your ability to reside in the residence, aside from those described in the Declaration of Condominium and other related documents. Principally, a residence owner may only occupy a unit for a maximum of six consecutive months. You must check out for one day and then can occupy again for a maximum six-month period. If you are part of the Hotel Management Program, you are entitled to use your residence for a maximum of 120 days in a calendar year. You can guarantee a particular stay in your residence by making a reservation with the hotel no less than 30 days prior to occupancy. During ‘prime peak season’ you may guarantee your stay in your residence by giving no less than 90 days notice prior to your occupancy. If you make your reservations after the above time requirements, you will be accommodated as long as your residence is available. 4.What are the benefits of owning a Condominium hotel residence? The hotel serves as a convenient maintenance free solution for those seeking a second or third home and provides a five star level service and amenities not found in a standard condominium. All the residences are fully furnished and turnkey. Owners may allow family members, friends or business associates to use their residence. 5.What are the costs associated with my personal use of my residence? When you occupy your residence there is a daily resort fee depending on your unit type: Studio, $86.00; One Bedroom: $105.00; two bedroom: $151.00. This fee includes a daily basic housekeeping service. Of course there is also the standard monthly HOA and shared facilities fees totaling $1989.00 per unit. 6.Do I have to enter the Hotel Management Program? Can I rent out my unit on my own? You are not required to be part of the Hotel Management Program. You can rent it out on your own, subject complying with the condominium documents, which allow a single rental per year for no more than six months. 7. How is the revenue from the Hotel Management Program paid to unit owners? You receive 100% of the ‘Adjusted Unit Revenue’, which is all the gross revenue minus the cost of housekeeping, administrative, reservation, marketing, utilities and a furniture reserve account all described in your Hotel Management Agreement. If your unit is not occupied on any given night, you incur no hotel charges for that night. All units in the Hotel Management Program are placed in a reservation system controlled by software designed to rotate the units as fairly as possible. 8.Are there any restrictions on the resale of my residence? There are no restrictions on the resale of your residence. Upon any executed purchase agreement, the hotel owner retains a 30 day first right of refusal to match that executed offer.
